{"id":16092,"date":"2011-08-04T20:59:28","date_gmt":"2011-08-05T00:59:28","guid":{"rendered":"http:\/\/horizonsmagazine.com\/blog\/?p=16092"},"modified":"2021-11-27T10:10:17","modified_gmt":"2021-11-27T15:10:17","slug":"getting-my-rental-property-ready-for-the-next-lucky-tenant","status":"publish","type":"post","link":"http:\/\/horizonsmagazine.com\/blog\/getting-my-rental-property-ready-for-the-next-lucky-tenant\/","title":{"rendered":"Getting my rental property ready for the next lucky tenant"},"content":{"rendered":"<p><a href=\"http:\/\/horizonsmagazine.com\/blog\/?attachment_id=16037\" rel=\"attachment wp-att-16037\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-16037\" title=\"holiday park trailer-72\" src=\"http:\/\/horizonsmagazine.com\/blog\/wp-content\/uploads\/2011\/07\/holiday-park-trailer-72.jpg\" alt=\"\" width=\"144\" height=\"108\" \/><\/a><\/p>\n<p><span style=\"color: #000000;\">I\u00a0went to Holiday Park since the painter called early and said he could paint\u00a0today instead of tomorrow. \u00a0I&#8217;d planned to sleep all day and recupe from my earlier tummy bug this week, but that was not to be. \u00a0While I was there and lay on the floor for a break, I looked up and saw the ceilings and freaked. \u00a0My tenant was a smoker and, after 9 years, the ceiling in two rooms had a fine yellow layer of nicotine. \u00a0It was easy to tell because she&#8217;d removed a wall about 4 years ago (! &#8211; yes, I know&#8230;) and I could see the difference in color between where the air was exposed to smoke and where it had not been. \u00a0So besides cleaning and painting, all the switch plates and wall receptacles and smoke detectors, etc. will be replaced now, too. \u00a0The new tenant deserves a fresh place with a fresh look. \u00a0Plus, it&#8217;s good feng shui!<!--more--><\/span><\/p>\n<p><span style=\"color: #000000;\">Yesterday it was a long and busy day! My good buddy and master craftsman<\/span>\u00a0<a title=\"To tag someone, type @ and then the friend's name\" href=\"https:\/\/www.facebook.com\/IndianRiverMan\">Tod McNeal<\/a> <span style=\"color: #000000;\">worked magic tightening stuff, stopping leaks, measuring and sawing, caulking and painting, fixing my under sink cabinet shelves. \u00a0 I joked on Facebook that: &#8221; I tried to snooze but he had me making lists and running out for caulk and washing out garbage cans.&#8221; \u00a0 We caught the trash guys and got them to take a bunch of trash the tenant left that did not fit in the cans. \u00a0It was a fun day, it was a mega productive day &#8211; Tod takes charge and gets stuff done! \u00a0But it was a long day.<\/span><\/p>\n<p><span style=\"color: #000000;\">This afternoon I went to Home Depot and bought ceiling fans and electrical switches and wall plates and caulk and wall plugs and floor registers and GFI&#8217;s.\u00a0 I will have to replace some carpet since there are burn holes, but she put the carpet down. \u00a0 The other was worn but didn&#8217;t have burn holes. \u00a0 I&#8217;m envisioning the money for it coming when I\u00a0need it, it always does. \u00a0 I just paid taxes and insurance (I own the land the trailer sits on), so the account balance could use a new tenant.<\/span><\/p>\n<p><span style=\"color: #000000;\">It&#8217;s cool having a place to fix up, I really like doing that.\u00a0 That must be why\u00a0I rearrange my own living space so often.\u00a0 I went over there tonight just to bring some big decorative rocks and my plaster yard ducks to put in the planter out front.\u00a0 The planter is what everyone sees, so I want to do something with it.\u00a0 Now it is filled with dirt and then a layer of decorative smooth stones.\u00a0 And a generous sprinkling of\u00a0oak leaf deadfall.\u00a0 I thought maybe scoop out the stones and set aside, take over a few of my biggest aloe and plant them along with something else native and hardy and colorful, maybe ixora.\u00a0 The aloe can take the heat and neglect.\u00a0 And of course nestle my ducks in the aloe too, peeking out.\u00a0 Top with some good dirt I have here, some mulch I have here, the stones, ta da, \u00a0a fresh new look.<\/span><\/p>\n<p><span style=\"color: #000000;\">It was kind of neat spending a few days there and seeing the different residents at the different times of day, meeting the ones out for their walks, with or without their little dogs. \u00a0 Most of the ones I see out and about look my age and are friendly and pleasant. \u00a0Everyone seems mindful of privacy, I always think that&#8217;s huge.<\/span><\/p>\n<p><span style=\"color: #3366ff;\">FOR RENT: \u00a02 bedroom 2 bath single wide home in Holiday Park, a gated, over-55 community off Malabar Road and I-95 exit 173 in Palm Bay. \u00a0Private shed and laundry room, washer and dryer, covered carport. <\/span> <span style=\"color: #000000;\">Walk to Publix, CVS, Beall\u2019s Outlet, Big Lots, Siggy\u2019s, post office, Walmart, IHOP, Woody\u2019s BBQ, Sonny\u2019s, McDonald\u2019s, Burger King, Waffle House, Lowe\u2019s, Home Depot, Subway, bus stop, more. \u00a0Open, airy\u00a0kitchen, newly painted, double insulated\u00a0windows throughout. \u00a0Under nice big shade trees. \u00a0A perfect home for a quiet\u00a0couple or two roommates. \u00a0Two pools: \u00a0heated and unheated. \u00a0Recreation area: \u00a0See list of\u00a0activities on bulletin board. \u00a0$500\/month.
